













Where
do you buy?
We buy property throughout the UK (England, Scotland, Wales and Northern
Ireland).
How
much will you offer me?
We will offer you in the region of 75% of the current market value.
Therefore if your property is worth £100,000 we will offer you
around £80,000. Factors which can affect this are the location,
condition of the property and if it is already tenanted.
When
you make an offer within 24 hours on the phone, will you need to see
the property?
Yes. We will send someone out to meet with you at the property usually
within 48 hours. This will provide you with the opportunity to ask
any questions not previously asked on the phone and also provide us
with the opportunity of viewing the property.
If
I accept your offer, how much will I receive?
The amount you receive will be the total amount agreed, less any charges
registered against the property. These charges generally consist of
your mortgage and secured loans. There are no hidden charges as with
selling through an estate agent.
How
long will it take before I get the money?
Most property transactions are straight forward and therefore you
should receive your money within 28 working days.
Do
you have a limited timescale on any offer you make?
No we do not. However, should the offer not be accepted within 14
days we will allow the funds to be utilised elsewhere. This may jeopardise
us being able to purchase your property should you accept at a later
date.
My
property is on the market. Can I still sell it privately?
Yes you can. Although an estate agent will not be happy that you have
not sold your property through them, so giving them a high commission,
there is very little they can do. However, you must check the contract
very carefully if you have signed one as you could still be liable
to pay a percentage of the sale price. See our report for more detailed

If
I want to buy the property back, is there a timeframe?
Yes there is. A buy back agreement will be prepared which allows you
to buy the property back within a fixed period of 2 to 5 years at
an agreed price. During this time, we can not sell the property to
anyone as you have the right to buy it. However, should you decide
at a later date you do not want to buy it back you do not have to
and the agreement will expire after five years.
I
am being repossessed next week. Can you help me?
Yes we can. With as little as 24 hours notice, we can have your repossession
date postponed allowing us time to complete the sale. We will appoint
a solicitor for you and through them the court will be contacted indicating
you have found a buyer and need more time to complete on the sale.
Only in exceptional circumstances will this not be granted.
How
long can I rent my property back for?
We do not have a timescale for this. We listen to your needs and arrange
a solution which suits you best. It may be you need just a few short
weeks/months before relocating overseas or as it has been your family
home, you may want to stay for the rest of your life. Whatever your
situation, there will be a tenancy agreement to sign on completion
which is explained to you in detail.
If
I want to rent back my property, how do I know you are not going to
sell it after six months and throw me out?
Provided you are meeting with the terms and conditions of a tenancy
agreement, it is not in our best interests to throw you out. However,
for peace of mind a legal document can be prepared which states the
property can not be sold unless your authorisation has been received.
Do
you offer a payment for referrals?
Yes we do offer a Cash Reward to anyone who passes us the details
of properties which we later purchase. This can be anywhere between
£500 and £1,000 depending on the purchase price and there
are no limits to how many referrals you can make.
